Posted Fri Jul 18 08:53:00 UTC 2008

Look no further than this beautiful 3 bedroom, 2.5 bath home near Michigan Avenue in Chicago’s Cathedral District. This home, priced at $999K, is at 55 E. Erie on the northeast corner of the 19th floor. Most luxury properties sell the garage parking separately - we are including not one but two deeded garage spaces. This luxurious condominium is in move-in condition with new bamboo floors throughout and new carpeting in the bedrooms. The huge living room/dining room combination can accommodate any number of guests for a lovely dinner party. There is a covered balcony off the living room. Cooking in the totally upgraded kitchen will be a huge pleasure - 5 burner cook top, matching marble countertops and backsplashes, double ovens, stainless steel appliances and dark cherry cabinets. The master suite has 3 organized closets as well as a beautiful oversized master bath finished in white carrera marble featuring a separate shower and bathtub.

This is a split floor plan so bedrooms two and three are on the other side of the condo from the master bedroom. The ultimate in privacy!

This intimate building has an amenity floor with lap pool, Jacuzzi, sauna and steam and exercise facility as well as a rentable party room with a full kitchen.

Gold Coast Luxury Buildings

Posted Tue Jul 15 14:02:00 UTC 2008

Real estate is a topic on everyone’s mind. Often, I am asked about the new construction that my clients and customers read about and see every day. I decided to create an ”outline” describing a number of luxury buildings in the Gold Coast. The facts and figures speak for themselves. Properties continue to sell. There are numerous additional new developments throughout each neighborhood in the City of Chicago. If you would like information on any of these properties, please let me know. I can be reached at (312) 368-5324 or at LStudy@Rubloff.com.

1717 S. Prairie Ave – Developers Fleeing Responsibilities

Posted Mon Jul 14 23:11:00 UTC 2008

The residents of this building are stuck with a special assessment ranging from $25,000 - $50,000. It’s an unfortunate situation for unit owners to have to come up with this cost, however they have to as that the lawsuit with the developer is not getting resolved. The project was estimated for around $6 million to repair the facade of the building from the ground up. The same situation has occurred at 1529 S. State Street. The Alderman has stopped projects on developers William Warman & Warren Barr in the South Loop - apparently they are now building in the West Loop.

The owners of 1717 S. Prairie love the building and are dedicated to it. The beautiful 23 story high rise is surrounded by the Museum Park Towers, the X/O condominiums being built across the street, views of the city, Soldier Field and the lake. The builder offers exceptional amenities: 24-hour doorman, approximately 2,000 square foot exercise room, beautiful party room with a pool table, flat screen TV, couches and kitchen, dry cleaners, dog run, and attached indoor garage.

The list prices at 1717 S. Prairie are well below average compared to the surrounding buildings. Considering its location and view, the units here will only increase once the new construction developments nearby are completed and sold - at which time 1717 S. Prairie will have had its facelift. Now is the right time to buy here and would be a great investment as the building has room to appreciate and special assessments will be paid by owners or negotiated with the price.
